American Homes 4 Rent Resident Maintenance Supervisor in Seattle, Washington

The Resident Maintenance Supervisor is responsible for the managerial oversight of Field Schedulers and Resident Maintenance Specialists within an assigned territory. Supervises the logistics of maintenance coordination process, ensuring it is effective and efficient as possible, with the ultimate goal being to satisfy the needs of the Residents and maintenance of each property in their territory.

Responsibilities:

  • Oversees and supervises team of Field Schedulers and Resident Maintenance Specialists within an assigned territory. Hires and onboards new team members. Ensures proper scheduled coverage of Field Scheduler/Resident Maintenance Specialist team to meet organizational needs. Manages performance based off departmental reporting, for compliance with established policies and objectives. Monitors performance of team and conducts individual and team coaching and/or development sessions, as needed.

  • Communicates objectives and provides oversight of daily, weekly, and monthly metrics while working closely with Field Scheduler/Resident Maintenance Specialist team in achieving desired outcomes.

  • Reviews and ensures vendor bid submissions are appropriate in accordance with company expectations and meet necessary threshold to remedy the need of the asset, based on set approval limits within the department.

  • Provides support, as needed to resolve issues/escalations, and ensure work orders are completed in a satisfactory and timely manner.

  • Leads meetings aligned with season, and operational trends providing a proactive approach to the needs of the business. Works in partnership with the Vendor Performance Specialist and District Maintenance Managers to identify vendor needs and support vendor utilization and/or compliance. Notifies vendors, Vendor Performance Specialist and District Maintenance Managers of vendor deficiencies. Ensures vendor infractions are notated.

  • Works in collaboration with various departmental teams to ensure completion of all service needs within the assigned territory.

    Requirements:

  • Bachelor’s degree (and/or) five (5) years of progressive responsibility in a maintenance/call center environment preferred.

  • Experience leading teams required.

  • Scheduling/Dispatching experience strongly preferred.

  • Keen understanding of the construction, maintenance and/or property management industry, including the ability to assess the strengths and weaknesses of competitor organizations, recognize and seek out relevant opportunities, and implement processes for improved efficiency, service, profitability, and growth.

  • Solid MS Office skills

  • Solid planning, organizing, negotiating and leadership/supervisory skills; ability to focus/align department around initiatives and facilitate progressive change

  • Excellent verbal, written and presentation skills

  • Solid customer service, quality, and results orientation

  • Ability to be an effective member of and lead project teams

  • Ability to work weekends, as needed, required

    In the states of Colorado, California, Washington, and Illinois; the anticipated pay range/scale for this position is $55,749 to $79,707. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.

    Employees also have the opportunity to participate in medical, dental and vision insurance; flexible spending accounts and/or health savings accounts; dependent savings accounts; 401(k) with company matching contributions; employee stock purchase plan; and, a tuition reimbursement program. The Company provides 9 paid holidays per year and, upon hire, new employees will accrue paid time off (PTO) at a rate of 0.0577 hours of PTO per hour worked, up to a maximum of 120 hours per year.
